Colliers Tapped to Market Class-A Warehouse & Flex Space in Premier Maryland Industrial Park

2/22/21

Industrial Experts Tom Gentner, Brian Watts, Brian Siegel & Jason Sullivan Appointed as Exclusive Leasing Agents

Leading global commercial real estate services firm, Colliers International Group Inc. announces it has been appointed as the exclusive leasing agent for two warehouse buildings and a flex business center in Upper Marlboro’s Collington Trade Center. A Colliers team of Senior Vice Presidents Tom Gentner, Brian Watts and Brian Siegel and Vice President Jason Sullivan were selected by the owner to handle the 576,356-square-foot assignment.

The Collington Trade Center is one of Maryland’s premier flex and industrial parks. The property is home to 15800 & 15850 Commerce Court, two Class-A warehouse/distribution buildings and the Collington Business Center, a four building complex of flex/warehouse space. The warehouse buildings feature 24’ clear height, 40’ x 40’ column spacing, an abundant parking ratio, high loading docks and new LED lighting on motion sensors. The complex features redesigned entrances and facades including canopies, entry doors, signage, a renovated on-site cafe and convenience store and new roofs.

“Prince Georges County industrial market continues to exhibit incredible strength and momentum despite the challenges many other sectors have faced due to the pandemic,” said Sullivan. “The Collington Trade Center is one of the region's top industrial properties and will continue to attract world-class tenants due to its superb central location in the County and its proximity to Washington D.C. Our team’s extensive market knowledge combined with Colliers’ collaborative platform and top-tier research is sure to help us secure the perfect tenants for our client.”

Collington Trade Center is located in Upper Marlboro in southeast Prince George’s County, approximately 10 miles east of the Washington D.C. Central Business District. It consists of almost 1200 acres and more than 3.2 million square-feet of industrial development. The Center offers direct access to major highways including Routes 301 and 50 and Interstate 495 and is only 20 miles south of Baltimore/Washington’s International Airport.

Gentner, Watts, Siegel and Sullivan all joined Colliers earlier this year to further bolster the firm’s presence in the region by focusing mainly on industrial leasing. The talented new team came on board as demand in the Baltimore/Washington region’s industrial market continued to remain incredibly strong. In 2020 total net absorption was 5.7 million square feet and vacancy rates stood at just 8.3%.
