Red Alpha, iNovex Join Growing Cybersecurity Community At Columbia Gateway

Red Alpha and iNovex will move into 6950 Columbia Gateway this fall

Corporate Office Properties Trust (NYSE: OFC) today announced iNovex and Red Alpha have executed lease agreements, becoming the latest cybersecurity tenants that have chosen a COPT building in Columbia Gateway as their new headquarters location. The companies will move into COPT’s newly renovated 6950 Columbia Gateway Drive this fall.

Both tenants are new to the Columbia Gateway community. Currently based in Hanover, Md., iNovex isan information technology firm specializing in Cyber Mission software development and data integration services. iNovex will occupy 11,900 square feet at 6950 Columbia Gateway Drive, including its Foundry, an open concept technology center for knowledge engineering research. Red Alpha, an Annapolis Junction, Md.-based 8a technology services company is "Bringing Digital Transformation to the fight" by specializing in Cyber Intelligence and Advanced Data Science technologies, will expand into 6,200 square feet in the same building.

The companies join a growing community of cybersecurity-focused firms leasing from COPT at Columbia Gateway. Within the past few weeks, Analysis, Computing and Engineering Solutions, (ACES) Inc., and Sealing Technologies expanded their collective operations by 57%at 7134 Columbia Gateway Drive, which COPT redeveloped in 2018 using its trade marked “CIRQL” build-out.Additionally, Freedom Consulting Group recently leased 25,500 square feet at COPT’s 7061 Columbia Gateway Drive. In fact, since U.S. Cyber Command became operational in 2011, COPT has completed 2.5 million square feet of new leasing with cybersecurity tenants, and approximately one-third of its 8.1 million square foot Maryland portfolio is leased to cybersecurity users.

When the original tenant at 6950 Columbia Gateway downsized to another COPT office building in the park last year, COPT undertook a year-long redevelopment of the building’s interior and exterior. The 106,000-square-foot class-A office building reopened this month with a 10,000 square foot, Maryland-based staffing company as its first tenant. Including the iNovex and RedAlpha leases and based on current leasing activity, COPT expects 6950 Columbia Gateway Drive to be approximately 75% leased.

Similar to COPT’s two CIRQL™ locations in Columbia Gateway, 6950 Columbia Gateway Drive is uniquely designed to provide a vibrant workplace experience and a variety of communal work and social spaces. The ground floorincludes a 2,400 square foot social hub offering conference and lounge space, an exterior patio and garden, shuffleboard, and a community kitchenthat has Nitro Cold Brew Coffee on tap.Connected to the shared amenity space is a 2,500 square footdedicated workout zone featuring a Peloton digital spin studio and locker rooms with shower facilities.
