New owner plans to transform vacant space into substance abuse clinic

Lee & Associates Maryland, a fully-integrated commercial real estate brokerage and management firm, has brokered the sale of a 30,000 square foot building in the Martinsburg section of West Virginia for $1 million to Mountaineer Behavioral Health, LLC. Steve Weiss, Senior Vice President for Lee & Associates represented the seller, Wells Fargo Bank, NA. The new owner intends to redevelop the building located at 3094 Charles Town Road, which is presently 100% vacant, into an a substance abuse clinic.

Constructed in 1991, the one-story building is contained on approximately four acres of land and is surrounded by a free surface parking lot. It is positioned less than one mile from the Martinsburg Medical Center and WVA Route 9 and is approximately 12 miles north of Charles Town, West Virginia.
