Chesapeake Real Estate Group, LLC (CREG), a fully-integrated commercial real estate operating company headquartered in Baltimore, captured two project awards at the recent bi-annual NAIOP Maryland Awards of Excellence. CREG won top honors in the Best Warehouse Redevelopment category for the Port 95 Industrial Park and Best LEED Warehouse for 5300 Holabird Avenue, which is also contained within Port 95 Industrial Park in Baltimore City. The NAIOP Maryland competition celebrates and recognizes the innovative achievements of regional commercial real estate developers, as well as the companies and professionals that service this industry in Maryland.

5300 Holabird Avenue

Port 95 Industrial Park redevelopment

After acquiring the former Sun Products manufacturing facility in 2015, Chesapeake Real Estate Group immediately initiated a redevelopment program that involved demolition activities of five separate buildings comprising more than 600,000 square feet of space, coupled with the development of two new buildings totaling up to 550,000 square feet of new warehouse and distribution product. The program also involved the retrofit of an existing 500,000 square foot distribution building that caters to tenants and buyers interested in the site’s proximity to the Port of Baltimore and Interstate 95.

Phase I repositioned an existing 500,000 square foot building with state-of-the art features such as new lighting, heating and loading systems and a new roof. Phase II was highlighted by the construction of a new Class “A” single-story cross-dock industrial and warehouse building featuring approximately 413,000 square feet of space. Phase III involved the construction of a second Class “A” industrial and warehouse building containing approximately 140,000 square feet of space.

CREG completed construction of this single-story Class “A” 413,000 square foot industrial and warehouse building. It was designed to earn LEED Gold certification from the United States Green Building Council to reflect the performance, health, durability, affordability and creation of environmental soundness of the project.

Features integrated into the building to achieve LEED Gold status include high-energy HVAC units, energy-efficient motion sensor light fixtures, double pane insulated glass, white TPO roofing membranes and dual-flush toilets. In addition, low VOC paint and adhesives were utilized in the construction, and storm water runoff will be managed utilizing a state-of-the-art system that minimizes the effect on local waterways. Natural lighting was incorporated into the design and drought-resistant landscaping was installed on the exterior.

“These awards are especially humbling because they are highly competitive and selected by our peer group in the local real estate industry,” explained Jim Lighthizer, Founder and Owner of Chesapeake Real Estate Group. “It takes a total team effort to successfully develop and lease any real estate product, and we take immense pride in the group of professionals we have assembled and are lucky enough to work with each day.”
