MOI Relocating Corporate Headquarters And 60 Employees To McHenry Row Phase III Office Building

“Workplace Solutions” company, which has operated in Woodlawn section of Baltimore County since 1997, also moving its warehouse/logistics unit to new location

MOI, Inc., a workplace solutions company that has operated from its offices in the Woodlawn section of Baltimore County since 1997, has revealed plans to relocate its headquarters and approximately 60 employees to 13,284 square feet of space within McHenry Row III this fall. The company signed a lease with 28 Walker Development for space within the five-story, 75,000-square-foot Class “A” commercial office that is currently under construction and located at 1265 E. Fort Avenue. Last week, Kimley-Horn and Associates, Inc. announced its intentions to expand into 5459 square feet of space within the building. Joe Nolan and David Fritz of NAI KLNB, the exclusive leasing representative for McHenry Row, represented the landlord in this transaction. The tenant was represented by Nicole Miller of Savills Studley.

“This real estate decision was driven by two important considerations, led by the need to change the physical work space we operate from, and create an environment where we could demonstrate solutions to help clients visualize what is possible when moving or renovating an existing space.” explained David Noel, President of MOI, Inc. “We realized that the current location could not adequately represent or address these needs.Additionally, we were looking to create more efficiency for our warehouse and logistics operations by finding a strategic location between Baltimore and Washington, D.C. to better service our geographical footprint.

This space will be the first in Baltimore to fully integrate modular interior construction that provides completely integrated technology tools.In McHenry Row, we found an extremely vibrant community that provides many compelling amenities to our workforce. With direct visibility to Interstate 95, it also provides convenient access to our out-of-town clients, as well as to our four satellite offices in the Washington, DC and Northern Virginia areas.”

The five-story brick and glass exterior building was designed by Warehaus, the York, Pennsylvania-based architectural company with an office in Baltimore. Located at 1265 E. Fort Avenue, McHenry Row III is positioned directly adjacent to a 128-room Marriott Courtyard which is also under construction, as well as an existing structured parking garage that can accommodate more than 600 vehicles. The first level of the building will be fully occupied by MOI and is approximately 13,000 square feet of space. Floors two through five offer 15,600-square-foot floorplans.

Recent signings at McHenry Row III include Kimley-Horn and Associates and Gross Mendelsohn & Associates. Additional McHenry Row office tenants include Under Armour, Gilbane Construction, Maryland Auto Insurance Fund, Martin-Lauer Associates, Mindgrub, BMC, Videology, GKV and the Ulman Cancer Fund for Young Adults.

“The common denominator of this recent leasing activity was the desire among companies to surround their employees with an interactive and fully-contained environment that offers dining, shopping and entertainment opportunities,” stated Mark Sapperstein of 28 Walker Development. “With Kimley-Horn moving from within the project, Gross Mendelsohn & Associates relocating from another section of the city and MOI now joining us from an adjacent county, each recognized the opportunity to leverage the available labor market that resides in the nearby residential communities.”

Established in 1983, MOI achieved more than $120 million in revenue last year and employs more than 150 people in offices that include Washington, D.C., Richmond and Norfolk, Virginia. They service more than 1,400 clients worldwide and have completed projects in more than 50 countries.

MOI’s custom-designed interiors include flexible work spaces, interactive meeting rooms, huddle areas and quiet spaces featuring DIRTT Environmental Solutions ceilings and modern furniture from Knoll and Kimball Office. Innovative features will include a DIRTT “Breathe Wall”, consisting of an expanse of greenery and a DIRTT timber ceiling above the café and training room. Soundproof phone booths will serve to provide ultra-quiet meeting or refuge space for focused work within the open-plan office space.

McHenry Row is a 20-acre mixed-use project currently containing early 500 apartment units, 300,000 square feet of commercial office space, and more than 110,000 square feet of retail space including a Harris Teeter grocery store and complementary restaurants such as Iron Rooster and Samos Greek Island Grill. Diamondback Brewing Company also operates a brewery and taproom on site. The site includes three parking garages that can accommodate more than 1,500 vehicles.

With the recent signing of a third lease for nearly 16,000 square feet of space, McHenry Row III is now 80% pre-leased.
