9,500 square foot space complements existing business community and provides amenities to Social Security Administration, Northrop Grumman Systems and Federal Bureau of Investigation
BALTIMORE, MD (July 5, 2017) – MetroPCS and Bonsai Japanese Express have signed leases with St. John Properties, Inc. for space within the retail component of Windsor Office Park, a mixed-use business community located in the Windsor Mill section of Baltimore County. Situated at the intersection of N. Rolling Road and Windsor Boulevard, the 9,500 square foot space is adjacent to an existing Wawa and features direct visibility and access from N. Rolling Road. Brooke Harlander, Retail Leasing Representative for St. John Properties represented the landlord in both transactions.
MetroPCS, part of the T-Mobile US family of companies and providing wireless products and services, is expected to open this month. Bonsai Japanese Express is a new fast-casual restaurant offering sushi and hibachi-style menu items which is expected to be operational later this summer.
The remaining 2,700 square foot vacancy within the retail center, located at 2835 N. Rolling Road, is being marketed to sit-down and fast-casual restaurant users, based on the availability of the patio amenity connected to this space. The project was designed to complement the existing business community in the Windsor Mill/Woodlawn corridor, as well as corporate neighbors, including the Social Security Administration, Northrop Grumman Systems, the Center for Medicare and Medicaid Services and the Baltimore office of the Federal Bureau of Investigation.
“Our team achieved a rapid lease-up of the center based on the outstanding demographics of the Windsor Mill submarket, and we are extremely confident about the prospects to fill the remaining restaurant spaces,” explained Bill Holzman, Vice President of Retail Leasing at St. John Properties. “We believe the local market remains under-retailed, especially in the restaurant category as employees working in surrounding business parks regularly seek compelling food options that they can quickly access during lunch time.”
“The free-standing Wawa is a consistent high-performer that takes advantage of the daytime and evening consumer traffic generated by the surrounding business parks and residential neighborhoods,” Holzman added. “This includes a built-in audience of more than 300,000 people that reside within a five-mile radius of Windsor Office Park.”
St. John Properties, Inc., founded in 1971, owns and has developed more than 18 million square feet of flex/R&D, office, retail and warehouse space in Maryland, Colorado, Louisiana, Nevada, Pennsylvania, Virginia, Utah and Wisconsin. For more information about the company, visit: www.sjpi.com
