City Arts 2 Nears Completion, Meets Pent Up Demand for Artist Housing in Station North

Baltimore’s burgeoning Station North Arts District is about to take another big step forward. City Arts 2, a new 60-unit apartment building, is nearing completion at the corner of Greenmount and Lafayette Avenues. Apartments are being leased with a preference for working artists.

City Arts 2 will satisfy some of the pent up demand of its sister development, City Arts, two blocks away. All apartments in both buildings feature modern design, energy-efficient appliances, and many apartments will have artist utility sinks. City Arts 2 is a LEED-Silver-certified building, and offers a common storage room and an indoor bicycle parking room.

One of the most dramatic features of City Arts 2 is a professional dance studio with a sprung floor. The 30’x40’ studio is one of the only sprung floors in the northern part of the city. There is also a fitness center, a screening room, and two resident artist work spaces, including a co-working space designed as a coffee shop for residents.

As with City Arts, City Arts 2 is a partnership of three non-profit organizations: Homes for America, Jubilee Baltimore and TRF Development Partners Baltimore.

City Arts is widely credited with triggering impressive revitalization in the surrounding areas. The Baltimore Design School has restored the massive Lebow Building, which was vacant for more than 25 years; and the non-profit Baltimore Arts Realty Corporation is now completing Open Works, a 34,000-square foot “makerspace” for traditional and advanced fabrication across the street from City Arts.

“The number of vacant properties in Greenmount West, the residential part of Station North, has been cut in half. Entire city blocks have gone from vacant eyesore to beauty,” said Charlie Duff, President Jubilee Baltimore. “City Arts has had a long waiting list since it opened, which shows that members of Baltimore’s creative community want to be in Station North.”

“Homes for America is thrilled to partner once again with Jubilee and TRF to provide additional, much needed, affordable housing for the working artist community,” said Kathy Ebner, Acting President and CEO of Homes for America. She added “Additionally, with the development of City Arts 2, we will provide a neighborhood park which will serve as a useful amenity for the residents of Greenmount West.”

“Completion of City Arts 2 is scheduled for early to mid-November and applications are currently being accepted. Monthly rents range from $739 to $925 and the property is income restricted to households earning between 30 percent and 60 percent of the area's median income.
