Hill Management Services, Inc. has signed four new leases at Mercantile @ 95, cumulatively representing 32,735 square feet of space. Since acquiring 4969 and 4979 Mercantile Road, a two-building portfolio overlooking Interstate 95 in the White Marsh section of Baltimore County from Corporate Office Properties Trust in 2014, the company has leased nearly 100,000 square feet of space and the project is now 93% leased.
Rockland Industries, Inc. leased 11,735 square feet of space at 4969 Mercantile Road. Scott Vane of Hill Management represented the landlord and Rick Latini and Craig Lewis of Cushman Wakefield represented the tenant. The textile manufacturing company produces consumer and commercially-used products including drapery, linings and fabrics.
A Step Ahead Dance Center signed a lease with Hill Management Services for 9105 square feet of space at 4969 Mercantile Road. Scott Vane of Hill Management represented the landlord and Tyler Boykin of JLL represented the tenant in this transaction.
Martin’s Famous Pastry Shop leased 5918 square feet of space and Fisher’s Auto Parts leased 5,917 square feet of space at Mercantile @ 95. In both transactions, Ashley Zito of Hill Management Services represented the landlord, and Tyler Boykin of JLL represented the tenant.
A Step Ahead Dance Center, founded by Karen Daniels, provides dance education and training to students ranging in age from two years old to adult. The program, which is relocating from the Parkville area, focuses on the improvement of technique, strength and flexibility, while striving to increase the confidence of the students and build teamwork skills that can be applied throughout life.
“We have been looking for the perfect spot to expand for more than two years and, with five spacious dance rooms, our students will have more elbow and leg room to grow,” explained Karen Daniels. “The building is also close to a number of amenities, which was a strong consideration to respond to the needs of our customers.”
The most significant lease signed by Hill Management since the company’s acquisition of the portfolio was the50,223 square foot, full-building transaction to Loomis Armored US at 4979 Mercantile Road. The cash management and cash handling companyrelocated approximately 100 of its employees from Rosedale last year and planned to nearly double the size of its workforce.
“Leasing nearly 100,000 square feet of space at Mercantile @ 95 in less than two years validates our decision to acquire this portfolio and invest in the long-term,” explained Danielle Beyrodt, Vice President for Hill Management Services. “We achieved this milestone by implementing an interior and exterior renovation strategy which included re-branding the portfolio to Mercantile @95, incorporating a new storefront façade treatment, new signage and a landscape package and reintroducing the buildings to the brokerage and business communities.”
The buildings, which were originally constructed in 1985 by Nottingham Properties, features 16 foot ceiling heights, rear dock loading capabilities, sufficient parking on an adjacent surface lot and build-to-suit office space. Positioned within the White Marsh Business Community, the buildings are located within immediate proximity to MD Route 43 (White Marsh Boulevard) and Interstate 95, and feature roadside visibility from the Interstate.
