Adams & Co. Real Estate, LLC, Manhattan’s premier full-service real estate firm specializing in property management, brokerage and consulting services, completed a 16,909-square-foot renewal deal for W.B. Mason at 53 West 23rd Street. The tenant has used the space as a sales office for the past 10 years and will continue occupying the entire tenth floor for an additional 12 years.
Both the tenant and landlord, Twenty Three R.P. Associates, were represented by James Buslik and Alan Bonett of Adams & Co. Asking rent for the space was $66 per square foot.

Mason evaluated its need for a full-floor office in Manhattan. The floor plan, brand new lobby and reasonable rent for Midtown South made the company’s decision to stay at 53 West 23rd Street an easy one.”
W.B. Mason was founded in Massachusetts in 1898 and has since grown into the largest privately owned office products dealer in the United States. The company currently holds over 60 locations in all 50 states and produces office supplies, furniture, break room items and janitorial supplies.
Built in 1915, 53 West 23rd Street is a 12-story building located between Fifth and Sixth Avenues. The property underwent a major lobby transformation earlier this year, expanding the existing space and restoring segments of the original terracotta entrance with ornate details. Notable office tenants include Saks, Inc., Anthony Lawrence of NY, 4 Kids Entertainment and Tremor Media, with P.C. Richard & Son in the property’s retail space.
