SVN | REALSITE, Baltimore’s leader in private client multifamily investment sales, arranged the sale of Seton Hill Lofts, located in the historic Downtown Baltimore neighborhood of Seton Hill. Seton Hill is one of Baltimore’s oldest intact row house neighborhoods, and boasts the largest open green space in downtown Baltimore, St. Mary’s Park. Seton Hill is also located within walking distance from University of Maryland Baltimore, University of Baltimore, and the many restaurants and shops in Mount Vernon.

This 12-unit apartment building sold for $1.5 million to an NYC-based 1031 exchange buyer. “The buyer was attracted to the unique unit styles, the many recent and upcoming developments nearby, and the 10 Year CHAP tax credit”, indicated Justin Verner, Baltimore Multifamily Practice Leader for SVN REALSITE.

The building is a former fire station, and was subject to a recent gut renovation converting the building to loft style apartments. 11 of the 12 units were leased at the time of sale. The property also boasts 3,000 square feet of outdoor green space including raised garden beds.
