Merritt Continues To Grow Its Commercial Construction Company

Merritt Construction Services completes projects for ZeroFox, Iglesia de Dios Pentecostal, SC&H and Crofton Family Eye Care, among others.

Merritt Construction Services (MCS), the construction arm of Merritt Properties, has seen significant growth over the past two years. While Merritt’s own development projects and tenant improvements have historically accounted for the lion’s share of Merritt’s construction work, projects outside of that portfolio have seen a steady increase, and in 2015 accounted for more than 50% of Merritt’s total construction work. This trend is expected to remain true for 2016 as MCS has completed nearly $17 million in construction work so far for outside owners, and expects to reach $40 million in work completed by the end of the year. This growth has led to a 36% increase in Merritt’s internal construction team, despite the construction industry’s recently recorded worst job loss rate since 2013, according to the Associated Builders and Contractors (ABC).

In addition to several ground-up new construction projects currently underway, Merritt’s recently completed work includes a diverse roster of interior construction work, ranging from a complete historical redevelopment, to repurposed spaces, to traditional renovations.

Merritt recently completed a 9,084-square-foot redevelopment of the historic Pabst Bottling Company building in South Baltimore, creating a new headquarters for cybersecurity firm ZeroFox. The newly renovated space is now a contemporary, multi-level state-of-the-art office. The renovations included the addition of an entirely new mezzanine filled with offices and open collaboration areas, as well as huddle rooms. In addition, two new stairwells were added that extend to the roof where there is a large break area for employees overlooking the city. The interior design has maintained the look of the historical building by utilizing reclaimed lumber and leaving areas of exposed brick. Merritt also installed new windows, new flooring, new lighting and a new HVAC system.

Merritt also completed a 17,400-square-foot interior renovation for Iglesia de Dios Pentecostal’s new location on Oak Hall Lane in Columbia, Maryland. This renovation transformed an outdated, open warehouse space into an entirely new layout with a large worship area, a break room, a nursery and several offices.

Additionally, Merritt recently completed a 38,000-square-foot interior office renovation for SC&H Group. Located at 910 Ridgebrook Road in Sparks, Maryland, this project included demolition on both the first and third floors of their current office space in order to update and expand the existing layout which now includes additional offices, as well as an outdoor patio area on the first floor.

In Crofton, Merritt is wrapping up a 4,000 square-foot interior fit-out for Crofton Family Eye Care. The previously vacant building now has four eye exam rooms, a large vision therapy room, a break room for employees, a conference room and a display area for contact lens and eye glass sales.

In Virginia, Merritt has recently completed projects for the Washington Redskins training facility, Guest Services, Inc. and Kohler Equipment. For the Redskins, the interior renovation was for the lobby and office area. The Guest Services project also included a renovation of their offices, as well as their board room. Finally, on a larger scale, Merritt constructed a 20,000-square-foot, tilt-up flex building with 3,000 square feet of office and a show room fit out for Kohler.

In addition, Merritt continues to work on the future home of Cornerstone Chapel in Leesburg, Virginia. The 110,000 square-foot church, will feature a sanctuary with space to seat 2,000 people, as well as children’s classrooms and auditoriums for middle and high school students. Future phases for the building include plans for a student center, an administration building and a wedding chapel. The current phase is expected to be completed by the fall of this year.
