Federal’s Extensive Renovation of Fall Plaza to Begin in April

4/7/21

Project will include a rename of the 10-acre retail center in the City of Falls Church to Birch & Broad

Federal Realty Investment Trust (NYSE: FRT) announced that construction will begin in mid-April for the renovation of Falls Plaza, a 144,000-square-foot community shopping center located at 1200 W Broad St. in Falls Church, Virginia. The project will include façade renovation, new signage, enhanced landscaping, decorative lighting and multiple outdoor amenity areas. The renovation will blend a modern farmhouse design with industrial elements to revamp the physical character of the property. Federal projects a completion date later this year prior to the holiday season. In addition to the renovation, the shopping center will be renamed and rebranded to Birch & Broad. The new name and branding will align with the Modern Farmhouse aesthetics featured in the renovation while representing the key intersection of Birch Street and Broad Street located between the eastern and western portions of the shopping center.

“This transformation underscores Federal’s long-term commitment to our properties, merchants, and the communities in which we operate,” said Jay Brinson, Vice President, Development at Federal. “The new public gathering spaces and expanding café seating areas combined with the new architecture and placemaking upgrades will make Birch and Broad a place that truly captures the essence of community, a quality for which the City of Falls Church is recognized.”

Concurrent with the shopping center renovation, long-standing anchor, Giant Food, will also undergo an interior remodel to further enhance the customer experience.

“We are excited to complete the remodel of our Giant at the shopping center, which will allow our customers to experience the new layout and décor that we have designed to make navigating the store clear and simple,” said Gary Budd, Director of Strategic Planning and Execution at Giant Food. “We have expanded our offerings across aisles and departments, creating a convenient, one-stop-shop for the community. The enhanced store will significantly upgrade all of our fresh departments and prepared offerings, including a new gourmet cheese case and a fresh pizza program. The remodeled Giant is an exciting step in our mission to continue to offer improvements and unique selections across the areas we serve.”

In addition to Giant Food, Birch & Broad features a variety of retail, dining and services including Conte’s Bike Shop, CVS Pharmacy, Plaka Grill, Starbucks, Jersey Mike’s and Road Runner Sports.
