Greenberg Gibbons Launches Class A Flex/R&D Division, Eyes $100M In New Development

Greenberg Gibbons announced today that it has launched a new division focused on developing Class A Flex/R&D properties to leverage its fully integrated real estate services platform to grow with scale and further diversify its portfolio of premier mixed-use and retail destinations. This division is known as Greenberg Gibbons Properties.

The company is actively investing $100 million to acquire and develop sites in the Mid-Atlantic and Southeast regions for large-scale, ground-up projects that integrate office, warehouse and light industrial and manufacturing uses. It also opened a new Charlotte, N.C., office to support the firm’s rapid expansion.

“We believe there are exciting opportunities to bring fresh thinking and creativity to the Flex/R&D market segment,” said Greenberg Gibbons CEO Brian Gibbons. “Besides creating properties that optimize a tenant’s operational needs, we can use our mixed-use expertise to incorporate convenience, lifestyle and place-making amenities that create great experiences for their workforce.”

The new Flex/R&D division is led by President Alex Laperouse, who has managed major acquisition and development projects for Greenberg Gibbons since 2013. He is joined by Senior Vice President Rick Williamson, who has 25 years of experience leasing and managing flex properties, most recently with St. John Properties. Drew Thigpen, who comes to Greenberg Gibbons from international engineering and construction company Chicago Bridge & Iron, will serve as Vice President of Development.

“Our vision is to be a dominant player in the Class A Flex/R&D market, and we expect to secure several prime sites in North Carolina and South Carolina within the next six months,” said Laperouse. “Converging trends are driving the need for more flex space for the logistics, technology, laboratory and light manufacturing sectors, and we have all the in-house capabilities to create and manage great destinations for these businesses.”

Greenberg Gibbons’ new office will be located at 4929 Monroe Road, just minutes from uptown Charlotte, North Carolina. This adds to its current offices in Owings Mills and Annapolis, Maryland.
