Pigtown Warehouse Changes Hands

Gold and Company facilitated the sale of the 13,000 sq. ft. building which will be renovated

A 13,000 sq. ft. warehouse at 1201 to 1203 Bush St. in the Pigtown neighborhood of Baltimore City was recently purchased by 1201 Bush St. LLC. The building, which sits near the intersection of Bush St. and Washington Blvd., was owned by Theodore Sanchez of Glen Burnie. It was the former longtime-home of Ted's Overhead Door.

Jim Chivers of Gold and Company facilitated the sale between 1201 Bush St. LLC and Sanchez.

Ted's Overhead Door previously used the warehouse for its office and metal fabrication operations.

The two-story, loft-style warehouse was built in the early 1900s and has a two-story window line, exposed wood beams, original wood floors, heavy power, and drive-in access.

1201 Bush St. LLC is undertaking renovations of the warehouse and it is available for rent. One tenant has already signed a lease for a portion of the building, and a 6,500 sq. ft. of warehouse space and a 3000 sq. ft. loft space is currently available.

"Once it's renovated, it will lay out nicely for millworkers, light manufacturing, and a handful of different industrial uses," said Chivers.

"Being located in this southwest cornerstone and gateway of Pigtown and Carroll-Camden Industrial Area, we are not taking this project lightly," said 1201 Bush St. LLC Owner and Managing Member Chris Endres. "We are thrilled to start renovations to the building and to attract local businesses to accommodate their real estate needs. I am excited about what is happening in Pigtown Main Street and joining the other businesses that have recently announced the moves to the area."

Endres is also vice president of Atlantic Biomedical in Baltimore, which provides medical device services to create safe environments for healthcare professionals.

"We are excited about all of the commercial real estate activity in Carroll-Camden and Pigtown over the past several years. It's great for Baltimore City," said Chivers. "This particular area has a lot to offer with the zoning that favors manufacturing and industrial-type uses. Plus, it boasts excellent access to all the main interstates and Downtown."
