Maryland Land Advisors Assembles and Brokers the Sale of 125-Acres to create the largest development opportunity in Baltimore County in a Decade. Village Development Group purchases for the 759-unit Villages at White Marsh.
Stephen J. Ferrandi, Broker of Maryland Land Advisors assembled 125-acres in White Marsh. The site bordered by Rt 43, Perry Hall Blvd and Bucks School House Road was composed of 13 separate parcels of ground including individual homes, farms, wooded lots and an active church complex belonging to the Emmanuel Baptist Church of White Marsh. The buyer, Randallstown based Village Development, is developing the site into a community of 759 residential units – a mixture of apartments which will be built and managed by the developer, Village Development, townhomes and single family detached homes which will be built by D.R. Horton, an assistant living community built by Monarch Communities, the relocation of the Emmanuel Baptist Church to another area of the development and a twenty-acre community park. This transaction, the most complex in broker Ferrandi’s 23-year career as a land broker, began in 2010 with his beginning to assemble the properties which took years to complete. The property wasn’t put under contract until the summer of 2015. It is expected that this project will be completed around 2025.
