Compass Health Services Purchases 12,500 SF Building in Brooklyn for Its New Facility

Gold and Company assisted the seller on this $600,000 transaction

Compass Health Services recently purchased 3530 S. Hanover St. in the South Baltimore neighborhood of Brooklyn for $600,000. The building will become the new facility for Compass Health Services, which is currently located at 100 E. Patapsco Ave. Compass Health Services provides mental and behavioral health services to individuals, families, and youth in the community.

3530 S. Hanover St. consists of approximately 12,500 sq. ft. of flex building space with a small fenced-in yard for parking. It offers signage visibility from I-895. Compass Health Services will renovate the building to suit its needs.

The property was the former home to national credit tenant Fleet Pride for more than a decade before the company relocated its Baltimore location to a Class A property in Halethorpe earlier this year.

Jim Chivers, vice president of Gold and Company, assisted the seller, Street Smart Capital LLC, in the negotiations and helped finalize the transaction.

"The new owners were attracted to the current layout of the property, the proximity to all main interstates and arteries, and to the potential for visibility from I-895," said Chivers. "There continues to be demand in the Baltimore industrial sub-market for these types of assets and properties."
