Mixture of office, professional services, retail and boutique fitness uses designed to generate consumer traffic and inject renewed energy into Mt. Vernon section of Baltimore City

BALTIMORE, MD (March 3, 2020) – Byrnes & Associates, Inc., a Baltimore-based commercial real estate and investment company, has elevated occupancy of 11 E. Mount Royal Avenue, a four-story 1920s-era building to 100% occupancy with the signing of seven new leases totaling more than 25,800 square feet of space. The leasing activity syncs with the recent investment of more than $2 million worth of physical plant improvements by owner Zahlco Development into the 36,500 gross square foot building located in the Mt. The new tenants include the new headquarters for the Baltimore Community Foundation, which relocated nearly 40 employees; office tenants Regency, Healthy Neighborhoods, Top Knowledge Healthcare Institute and Laundry Group, healthcare services firm Associated Physical Therapy and City Fit, a boutique fitness concept. Subsequent to its purchase of the building in 2016, Zahlco Development moved its headquarters and more than 10 employees to the project which is located between Charles Street and St. Paul Street.

Mount Royal Avenue is an iconic Baltimore City structure that formerly housed the Zell Motor Car Company showroom, a company recognized as the first automobile distributorship in Maryland that served as the local dealer for the Packard line of automobiles. The structure also maintains its penthouse which, at one time, served as the main residence of Baltimore native Francis X. Bushman, an actor largely known for his role playing the villain Messala in the 1925 silent movie Ben-Hur.

Building upgrades completed by Zahlco Development included the installation of new elevators and HVAC system, the reappointment of the exterior façade and upgrades to and modernization of the tenant suites and rooftop deck.

11 E. Mount Royal Avenue includes 37 dedicated parking spaces. Penn Station and Interstate 83 are both located within one block of the building, with a Light Rail station three blocks away and the Inner Harbor section of the city less than two miles from the site.
