Church has leased single-story structure on 9505 Deereco Road since 1995

Hill Management Services, Inc., a privately-owned, full-service real estate development and management company, has concluded the sale of 9505 Deereco Road, a single-story, 68,000 square foot building located in the Timonium section of Baltimore County to Grace Fellowship Church for $14 million. The church has leased the building, which contains a house of worship and administrative offices, since 1995.
“Our roots are firmly planted in the Northern Baltimore County region and, looking toward our future, we concluded that it would be a nearly impossible task to replicate our current space elsewhere and we wanted to establish a permanent home for our congregation,” explained Lead Pastor Shea Strickland of Grace Fellowship Church. “Acquiring the real estate enables us to better control costs associated with operating the building, and it sends a strong message that we intend to serve the local community in a stable environment for the long-term. We simply could not imagine disrupting our families and our employees in a complicated move.”
Grace Fellowship Church retrofitted the building to accommodate the many uses and programming needed by the 37-year old religious institution. This includes a 1100-seat auditorium where religious services are held, general meeting spaces, a dedicated children’s area where programming is held for youngsters attending kindergarten through fifth grade; a separate middle and high school section as well as a quiet space that is utilized to support families with special needs individuals. The building has contiguous parking that supports up to 900 vehicles on weekends. Approximately 44 people are employed by the church.
Pastor Strickland adds that, similar to most religious institutions, approximately 50% of its congregants live within a fifteen minute drive from the church. However, given its location just off the East Padonia Road exit of Interstate 83, a percentage of families drive from their homes in southern Pennsylvania to attend school or services. “The presence of nearby major highways makes us convenient for a large segment of the population in Baltimore County,” he added.
“Grace Fellowship Church acquired a high-quality building that remains in excellent condition, and is configured to support their diverse needs for the foreseeable future,” explained Anthony Giulio, President of Hill Management Services. “The church has been an excellent neighbor and a significant part of the local community. Establishing a permanent presence was extremely important to them and we were glad to help Grace Fellowship Church accomplish this.”
