Leading National Owner Developer Seeks Tenants For up to 208,527 SF at Transit-Oriented Pike & Rose Office Building

Federal Realty Investment Trust (NYSE: FRT) unveiled brand new renderings and building design for its next office building, 909 Rose Avenue, in North Bethesda’s Pike & Rose, a mixed-use development.

“Pike & Rose has reshaped North Bethesda and set the new standard for office campuses across the region – we have less traffic congestion than downtown Bethesda, offer better amenities than the surrounding Montgomery County office parks, and provide convenient access to public transportation and ample parking. Our neighborhood is located between Montrose Parkway, Old Georgetown Road and Rockville Pike – one of the most prominent intersections in the county, with 909 Rose located in the heart of the neighborhood at the corner of Rockville Pikeand Rose Avenue,” said Chris Weilminster, President of Mixed Use at Federal Realty. “Upon securing the right partnering firm, we are currently exploring relocating our own D.C.-metro offices into one national headquarters. We know Pike & Rose is an ideal environment for employees, including our own.”

Home to Merrill Lynch, Bank of America, Regus and Hilti, Pike & Rose’s first office building leased quickly with key tenants citing the amenities and transit access as key factors in their decision to choose this office campus. The Pike & Rose neighborhood is now delivering Phase 2. With this comes a hotel, additional apartments for lease and condominiums for sale, as well as additional entertainment venues and retail shops.

As the second office building in the neighborhood, 909 Rose will be 11-stories and offer Class A, LEED Silver office space, designed by the architectural firm, Hickok Cole. Tenant construction could begin as early as the Fall of 2019 with move-in by the first quarter of 2020. The building will include panoramic views from the rooftop terrace, meeting rooms and collaborative spaces for today’s workforce in addition to bike storage and a gym facility with showers. 909 Rose presents offerings that no other office option can match:

  • Reserved outdoor collaborative spaces, with full Wi-Fi, complete with seating and catering on demand.
  • Exclusive retail and entertainment benefits across the entire neighborhood – all office employees are true insiders.
  • Neighborhood-wide office programming including run club, boot camp, concert VIP seating area, Montgomery County’s largest rooftop farm, and wellness programming.

“909 Rose is the most versatile office building in the market, targeted to entrepreneurial, forward thinking tenants,” said Bernie McCarthy, Managing Director at JLL. “This is a fresh building, featuring an open-plan with extremely flexible layouts. Plus, Pike & Rose is resetting the boundaries of suburban Montgomery County, Maryland, blending work and personal life – there is not another office setting like this in the market that will support hiring, retaining, collaboration and productivity across acres, not just floors.”

An office destination in the heart of the Pike District, Pike & Rose’s 24-acre campus features:

  • Award winning restaurants, corporate and personal lifestyle amenities and the on-site services demanded by today’s workforce
  • A planned and managed campus easily accessible from all major highways, improving commute times versus Bethesda and D.C.
  • Access to public transportation – one block walk to Metro – as well as abundant on-site parking
  • 360 work/life intentional design – less time in the car or commuting enhances work/life balance, reduces stress and boosts productivity
  • Ample outdoor green and gathering spaces offering meeting rooms beyond the four walls of a traditional office
  • Access to event space -- from private dining at Owen’s Ordinary and Summer House to ballrooms at Canopy by Hilton and Pinstripes
  • Class A office space outfitted for tomorrow’s technology and today’s employee wellness

An office environment like no other, Pike & Rose offers a variety of restaurants and amenities in nine walkable square blocks, more than any corporate campus north of Washington, D.C.

  • More than 20 eateries and restaurants (including Summer House, Del Frisco’s Grille, Stella Barra Pizzeria, City Perch, Owen’s Ordinary, Bibibop, Taylor Gourmet, Nando’s Peri Peri, &pizza and more)
  • More than 25 retail shops (REI, Gap, Nike, H&M, Sephora, Sur La Table, L.L. Bean and more)
  • 177 rooms at soon-to-open Canopy by Hilton Hotel
  • 864 living spaces—including apartments and condominiums
  • MoCo’s #1 theater, iPic, bowling and bocce at Pinstripes and a live music venue, AMP by Strathmore
  • 7 fitness and well-being offerings
  • Short one-block walk from White Flint Metro
  • Immediately accessible to I-270 and I-495 for an easier commute with less traffic and more convenient garage parking than downtown Bethesda
  • Convenient food delivery and catering programs

“The innovation and appeal of the Google and Apple campuses is real. Today and tomorrow’s workforce wants just that,” added Weilminster. “Pike & Rose provides a work environment that boasts ample parking and transit efficiencies and the ability to work anywhere across 24 acres with every amenity you desire at your fingertips. Business thrives when its people thrive, so we’re designing 909 Rose with that in mind.”
