Three Buildings and Daycare Center Are Being Sold Separately After Avison Young Brokered Sale of Office Park in March

Avison Young has been retained as the exclusive advisor in the sale of four buildings in an office park in Beltsville, Md.
Calverton Office Park features three office buildings and a daycare center on Beltsville Drive. Avison Young has already had success, arranging the sale of one of the buildings and getting two others under contract.
Overseeing the buildings’ sales are Avison Young Principals Chip Ryan, Jim Kornick and Niel Beggy.
“This is an excellent opportunity to invest in a superbly located property in an amenity-rich environment,” said Ryan, a member of Avison Young’s capital markets team. “Each of these buildings has tremendous upside and is well-positioned for success.”
ACS Edmonston Investment LLC purchased the office park in March. The seller was Brandywine Realty Trust (BDN), with Avison Young acting as BDN’s exclusive broker.
ACS Edmonston chose Avison Young to market the office park again. They then developed a marketing strategy to sell the buildings separately to maximize returns.
The four buildings total 313,810 square feet (sf) on 22.7 acres.
One building has already sold: Calverton III at 11720 Beltsville Drive. The Class B office building, built in 1987, has 451 parking spaces on a 7.3-acre site. Shaw Real Estate purchased the 128,903-sf building for an undisclosed price.
Two other buildings are under contract:
- Calverton I at 11700 Beltsville Drive, a class B office building built in 1981. The 96,843-sf building is located on a 6-acre site featuring 358 parking spaces, and tenants include the FBI.
- Calverton IV at 11740 Beltsville Drive. KinderCare Learning Center is leasing the 6,783-sf building, which sits on 3.1 acres and shares parking with Calverton III.
One building is currently available: Calverton II at 11710 Beltsville Drive, a class B office building constructed in 1981. The 81,281-sf building includes 244 parking spaces on 6.3 acres.
The office park is conveniently located just one minute from a full interchange on Interstate 95 and one exit from Interstate 495 and the Intercounty Connector. Nearby are two hotels and a number of retail amenities, including a Giant Food Store and a CVS Pharmacy.
The FDA also has a major presence less than two miles away and has recently expanded into several buildings in nearby Calverton, Md.
“This area is enjoying an upswing, with leasing activity on the rise from both public and private tenants,” Ryan said. “In addition, no new buildings are planned for the area, and the demographics here are very attractive. As a result, we expect considerable interest from investors and other potential buyers.”
