JBG Doubles its Capitol Riverfront Presence with West Half

Start of Dramatic New Building Overlooking Nationals Park

From the skyline to the street, The JBG Companies is remaking Washington’s Ballpark District with energy and inspiration, now putting a shovel in the ground on West Half, it latest mixed-use development in the area. Overlooking Center Field Gate to Nationals Park, West Half figures to be a centerpiece in the revitalization of southeast Washington, D.C., adding to the rapid transformation of the former industrial waterfront.

After recently topping off another residential and retail property next door at 1221 Van, JBG officials began work on the monumental West Half, a striking, 11-story, mixed-use complex on the grounds of the former informal fairgrounds. West Half will offer 465 apartments, two floors of retail and restaurants and a distinctive physical profile. JBG has selected HITT to build West Half, which is expected to deliver in mid-2019.

“We believe West Half is perfectly primed for the youthful, energetic and diverse lifestyles that are thronging to the Ballpark District,” said Andrew Van Horn, a principal at The JBG Companies. “Its unique amenities, intriguing features and distinctive architecture will become a draw that will mark West Half as a popular landmark in the Capitol Riverfront.”

In keeping with JBG’s efforts to work from a new palette of architecture styles, it engaged the renowned ODA New York City to design West Half as a contemporary newcomer, departing from more traditional Washington designs. In tandem with architect-of-record Eric Colbert & Associates, the result will be an indoor-outdoor style of living that will be an amenity unto itself, providing residents and rooftop visitors easy sightlines to the U.S. Capitol, Nats Park and the waterfront.

ODA designed West Half to have outdoor space from many of the residences, with terraces and cantilevered balconies. The building’s unique structure gradually ascends, fostering a graceful transition between the street and the stadium, as it rises. Atop the building, residents will enjoy resort-style living with a rooftop pool, grilling stations and views into Nationals Park, offering a sky-high perspective during games, concerts and other ballpark events.

West Half and 1221 Van are two of three properties in JBG’s Capitol Riverfront portfolio. In 2006, the company delivered to the federal government the 1.5 million-square-foot campus of the U.S. Department of Transportation, its Washington headquarters.

An early believer, JBG is one of the largest landholder in the Capitol Riverfront submarket, which is expected to attract 10,000 new residents by 2018.
