
Framed against the sparkling downtown Baltimore City skyline on an unusually tepid late-February evening, approximately 150 NAIOP Maryland members participated in the association’s annual members-only Winter Social on the tenth floor of the Exelon Corporation headquarters on Point Street at Harbor Point. After listening to remarks from Jonathan Flesher of Beatty Development, the group received guided tours of the ninth and tenth floors.
“This project required the successful completion of something no other developer in the City had attempted before,” explained Flesher, “namely, to construct a mixed-use project on a former landfill and hazardous waste site in an urban area. We plan to deliver 1405 Point, containing 289 residential units, later this year. Upon completion, this will site will contain 1000 residential units, two million square feet of commercial office space and four hotels.”
The headquarters of Exelon's Constellation business unit will be certified LEED Platinum for interiors. It features a 65,000 square foot, 24-hour trading floor as the hub of the 21-story, LEED Gold building. The building is comprised of 443,000 square feet of office space, 103 apartments and 40,000 square feet of retail.
