Stephen Ferrandi, President and Broker and Josh Halbedel, Associate with Maryland Land Advisors represented the estate of Raymond Holter, Sr in land sale to Baltimore County.The 8 plus acre property located off of Allender Road in White Marsh was under contract to a local developer for a 77-unit townhome community pending rezoning.The adjacent community was opposed to townhomes introduced into their neighborhood expressed their displeasure with yard signs throughout their neighborhood proclaiming “No Townhomes Here”.
Baltimore County Councilwoman Cathy Bevins, who had been lobbied hard not to grant the required zoning to develop the site zoned from industrial to residential, interviewed both the developer and her constituents, thoughtfully weighed the results of rezoning the property and decided not to grant the rezoning as requested by the developer.To prevent future development of this sensitive parcel, she secured funding from the state via Program Open Space funds for Baltimore County to acquire the site for incorporation into the adjacent Baltimore County park.Mr. Ferrandi and his team at Maryland Land Advisors represented the Estate of Raymond Holter in this $1 million sale to Baltimore County.
