$49 Million in Financing Arranged for Hampden Square in Bethesda, MD

Cushman & Wakefield’s John Campanella Represented The Donohoe Companies, Inc.

Cushman & Wakefield today announced that it has secured $49 million in financing for Hampden Square, a 12-story, 145,951 square foot office building at 4800 Montgomery Lane in Bethesda, MD.

John Campanella of Cushman & Wakefield arranged the financing on behalf of The Donohoe Companies, Inc. The 10-year fixed rate loan was provided by a life insurance company.

Hampden Square is located at the intersection of Montgomery Lane and Woodmont Avenue and is within one block of the Bethesda Metro station (Red Line) and planned Purple Line station. Bethesda Row is also nearby, with 340,000 square feet of retail and entertainment. Three major airports (Reagan National, Washington-Dulles and BWI) service the area, and Washington’s Union Station (Amtrak) is easily accessible via a 20-minute, 10-stop direct metro ride. The capital Beltway is just two miles from the building, and Metrobus access is also immediate, connecting to points throughout the DC region and to New York City.

“We continue to see lenders reaching for strong sponsors with quality product in strong suburban markets,” said Mr. Campanella.

The building is currently 85% leased with a strong tenant roster. The property’s entrance features a landscaped outdoor plaza that leads into a contemporary lobby, complete with marble flooring and walls. With smaller, unique floorplates, tenants are able to experience an above-market ratio of windowed space, elevator presence and a plethora of natural light. A four-level, 472-space parking garage is available for tenants, and some of the suites offer outdoor terraces with views overlooking Bethesda.
