Transwestern today announces it brokered the disposition of Triangle Centre, located at 6401 Golden Triangle Drive in Greenbelt, Maryland. MCF Capital Management LLC purchased the 80,454-square-foot office building for an undisclosed price. Executive Managing Director Gerry Trainor, Managing Director Mark Glagola and Director Wes Machowsky of Transwestern’s Mid-Atlantic Capital Markets Group represented a private seller in the transaction.

“Triangle Centre presented an excellent value-add leasing opportunity,” said Glagola. “MCF Capital made a strategic play by purchasing this building for a very competitive price.”

The property recently underwent more than $2 million in capital improvements and offers easy access to Interstates 95 and 495, the Baltimore-Washington Parkway and the Greenbelt Metro Station.

According to Transwestern research, the Suburban Maryland office market had a steady first-quarter 2016, as net absorption registered positive 89,000 square feet. The direct vacancy rate remained unchanged at 15.3 percent, as a pre-leased delivery primarily boosted net absorption in the first quarter.
